Accommodation classification
Why classify own apartment, residences or other ...?

Cham'Concierge helps property owners in Chamonix, Argentière and Les Houches get their holiday rental officially classified as a “meublé de tourisme”, from 1 to 5 stars. The classification visit is carried out in partnership with Un Hôtel Autrement.

A classified property means far more favourable taxation for you, a fairer tourist tax for your guests and recognised quality for the whole destination.

Why get your property classified in 2026?

A much better tax position

Since France's Le Meur law of November 2024, the gap between classified and unclassified rentals has widened sharply. For rental income received from 2026 onwards, under the micro-BIC regime (France's simplified tax regime for furnished rentals):

  • Classified rental: 50% tax allowance, on up to €83,600 of rental income per year

  • Unclassified rental: 30% tax allowance, on up to €15,000 of rental income per year only

Above €15,000, an unclassified rental falls outside the micro-BIC regime and must switch to the “régime réel”, with full accounting. For example, on €15,000 of rental income, your taxable amount is €7,500 if your property is classified, compared with €10,500 if it is not.

Lower social contributions

If you rent as a French micro-entrepreneur, the contribution rate is 6% for a classified rental, compared with 21.2% for an unclassified one.

A lower tourist tax for your guests

For a classified property, the tourist tax is a fixed amount per person per night, set by the number of stars. For an unclassified property, it is a percentage of the nightly rate, up to 5%, which often works out more expensive for guests.

More visibility and trust

  • Promotion through Haute-Savoie tourist offices and on the Savoie Mont Blanc website

  • The option to accept French ANCV holiday vouchers (chèques-vacances)

  • Official stars that reassure guests when they book

How does the classification work?

  1. We review your property with you and the star category you are aiming for.

  2. Un Hôtel Autrement carries out the inspection visit, based on the official national grid of 133 criteria.

  3. You receive the inspection certificate within one month. You then have 15 days to refuse the proposed classification. Without a refusal, it is granted.

  4. Your classification is valid for 5 years.

[H2] Which types of accommodation can be classified?

Hotels, tourist residences, furnished holiday rentals (meublés de tourisme), campsites and holiday villages.

Frequently asked questions

Is classification compulsory in Chamonix? No, it is optional. However, renting out a second home on a short-term basis in Chamonix requires authorisation from the town hall and a registration number.

How long is the classification valid?

Five years. A new visit then allows you to renew it.

I live outside France. Does this apply to me? Yes. Income from renting out a property in France is taxed in France, and the micro-BIC regime is also open to non-resident owners. Your country of residence may have its own reporting rules, so check with your tax adviser.

I am declaring my 2025 income. Does the change already apply?

No. For 2025 rental income, declared in 2026, unclassified rentals exceptionally keep the 50% allowance. The new rules apply to income received from 2026 onwards, so now is the right time to have your property classified.
